Also - what assets do we have to sell, a run down ground owned by the Council? Sorry, just don't get it. Any knowledge appreciated.

Youre effectively selling/buying a place at Step 2, and an income stream via the bar and other activities associated with the club, if there are/were any.
The club has no assets in terms of ground, large assets like cars, equipment, property, etc, and no players on contract worth anything of significant value, now or in the future.
Any sensible person would think the club therefore worth a relatively small amount, or in and around that paid for its acquisition from the Hobbins. Sadly, maybe one, thinks it worth a huge amount more. Strange.

Oh, and you can sell a CIC, just like the Hobbins did. There are certain criteria you must meet, but its a company, and therefore it can be bought and/or sold not different to any other item.
